Project description

Weyside Urban Village is the Project name for the Slyfield Area Regeneration Programme (SARP)

SARP is designated as a Housing Zone by Homes England. It supports the development of 1,500 homes (40% affordable) and employment space on a 41 ha. brownfield site currently utilised for a Guildford Borough Council (GBC) depot, Thames Water Sewage Treatment Works (STW) and Surrey County Council (SCC) waste management facilities. Significant remediation and enabling works are required to unlock the site for development.

Project aim

The project aims to: 

  • Relocate the Thames Water Sewage Treatment Works 
  • Relocate the Guildford Operational Services Depot Site 
  • Deliver 40% affordable housing at the site of the 1,500 homes developed
  • Create 6 Gypsy and Traveller pitches

Project output

The outputs of the Project are: 

  • Creation of 768 Direct jobs (FTE) 
  • Creation of 752 Construction jobs (FTE)
  • Creation of 446 indirect/induced jobs
  • A direct increase of GVA of £175m 
  • A Land Value Uplift of £141m 
  • A Net Present Value of £142m 
  • Creation of 1,500 additional homes 
  • Creation of 11,000sqm of Retail Floorspace 
  • Creation of 6,500sqm of additional light industrial floorspace
